The Structural and Building Work We Actually Take On
- Load-bearing wall removal, steel beam installation and creation of new doorways or openings
- Staircase alterations, floor strengthening and ceiling modifications
- Full or partial rewiring, consumer unit upgrades, LED lighting and smart home wiring, all signed off by our Part P approved electrician
- Plumbing work including boiler relocations, new heating systems, bathroom and kitchen supply upgrades and radiator repositioning
- Kitchen extensions, bathroom and wet room renovations, loft conversions, basement or cellar conversions and garden room builds
- Building control applications and inspections handled on your behalf
- Removal of old materials and site waste under our own registered waste carrier licence
Not Included / Costed Separately
- Normal wear and tear after handover, or damage caused by misuse, isn't covered under the workmanship guarantee
- Work carried out by other contractors after we've finished isn't covered if it later affects our original work
- Structural calculations for complex or listed-building projects are handled by our partner structural engineer or conservation specialist and priced separately as part of your quotation
- Gas hob and range cooker connections are only fitted and commissioned by our Gas Safe registered engineer, not by general fitters
- Exact cost and timescale can't be given over the phone - an average semi and a Victorian terrace or listed building need very different amounts of work, so this is confirmed at the site visit
Consultation, Structural Sign-Off and the Work Itself
- Free consultation and design -- We visit the property, walk the space with you and discuss what isn't working, sketch initial ideas and bring material samples. For kitchen-led projects this includes a CAD visual so you can see the finished layout before committing to anything.
- Survey, structural check and written quotation -- We assess load-bearing walls, plumbing and electrics, bringing in our structural engineer where a wall removal or extension is involved. You get a written agreement covering the full scope and cost before any work starts, and finance options if you'd rather spread the cost.
- Scheduling and building control -- We build a trade-by-trade schedule around material lead times and, where needed, submit building control applications and arrange the inspections, so you're not chasing paperwork yourself.

- The work itself -- Electricians, plumbers, joiners and our master plasterer work to that schedule with daily site supervision and a quality check at each stage before the next trade starts, plus weekly progress updates and photos if you're not on site.
- Completion, clearance and guarantee -- Old materials and waste are cleared under our own registered waste carrier licence, snagging is checked off, and the finished work carries a 5-year labour and installation guarantee plus a 2-year guarantee on products.
Why a Knock-Through Costs More Than a New Doorway (and What Moves the Price)
Interior construction covers such a wide range of work that a price per square metre wouldn't mean much - a new doorway and archway is a very different job from a full ground-floor knock-through with steel beams, or a loft or basement conversion. What moves the price is how much structural work is involved, whether building control sign-off and a structural engineer are needed, how many trades have to be coordinated across electrics, plumbing, plastering and flooring, and the condition of what's already there - older Doncaster properties with outdated wiring or lead pipework often need more first-fix work than a 1990s or 2000s build. Listed buildings and conservation areas add cost through specialist materials and approvals. Finance options are available if you'd rather spread payments. Because the range is so wide, we don't quote over the phone - the free consultation and site visit are what let us put an accurate written cost and timescale in front of you, based on your actual walls, wiring and pipework rather than an average job.
Premium Kitchens of Doncaster vs Booking Trades Yourself vs a Bargain Fitter
| Premium Kitchens of Doncaster | Booking each trade yourself | An unqualified 'bargain' fitter | |
|---|---|---|---|
| Point of contact | One team, one schedule, one project manager | You coordinate each tradesperson's diary yourself | Usually a single fitter with no backup if something goes wrong |
| Qualified trades | City & Guilds joiners, Part P electrician, Gas Safe engineer, NVQ Level 2 plumbers | Varies fitter to fitter - credentials not always checked | Often uncertified for gas or electrical work |
| Guarantee | 5-year labour and installation guarantee, 2-year product guarantee | Whatever each individual tradesperson offers, if anything | Rarely offered in writing |
| Waste clearance | Cleared under our own registered waste carrier licence | Usually your responsibility to arrange | Often left for you to sort out |
| Quotation | Free consultation with CAD visuals and a written quotation before work starts | Several separate quotes to request and compare yourself | Verbal price, often revised upwards mid-job |
What Actually Goes Wrong When Structural Work Is Rushed
The problems we get called out to fix on other people's structural work follow a pattern: a wall came out without anyone checking whether it was load-bearing, no steel went in, and a floor or roof has started to sag - or the wall removal was done properly but nobody applied for building control sign-off, so there's no paperwork trail, which only becomes a problem years later when a buyer's solicitor asks for a completion certificate that doesn't exist. Every wall removal we take on goes through our partner structural engineer for calculations first, and we submit the building control application and book the inspections ourselves rather than leaving it to you to remember once the plaster's back on. Rewiring during a knock-through is signed off by our Part P approved electrician, and any gas hob or cooker moved as part of the job only by a Gas Safe registered engineer, because an uncertified reconnection is exactly the kind of thing that doesn't surface until a house sale or an insurance claim. We're CITB and FSB members, and a fair share of our enquiries are homeowners paying twice - once for a cheaper fitter, then again to have building control or a structural survey put right what wasn't done properly the first time.
Doncaster-Based, Working Across South Yorkshire's Different Building Stock
Doncaster is our main base for interior construction and home improvement work, alongside Rotherham, where the company itself is registered. From there we take on projects further into South Yorkshire and the surrounding counties, including Sheffield, Barnsley, Leeds, Wakefield, Nottingham and Nottinghamshire, Derby and Derbyshire, Hull and York. Closer to home, alongside the areas already covered above, we regularly work in Doncaster city centre, Bawtry, Thorne, Conisbrough, Mexborough, Askern, Stainforth and Warmsworth. A number of these - Askern, Stainforth and Thorne among them - share the same ex-mining terrace construction as Bentley, so the same point applies: solid brick walls rather than cavity construction, which changes how a wall removal or extension gets engineered. Out towards Finningley, Blaxton and Hatfield, plots tend to be larger with more outbuildings, which suits garden room and basement conversion work rather than the tighter terrace jobs nearer the city centre.

Frequently Asked Questions
How Do Interior Contractors Handle Electrical and Plumbing?
Most interior construction projects involve electrical and plumbing work. We coordinate these trades as part of our overall project management. Our electrician handles everything from new consumer units to LED lighting installations. He's Part P registered and all electrical work comes with proper certification. For complex jobs, we work with electrical engineers to design systems that meet current regulations. Plumbing integration depends on your project scope. Bathroom renovations obviously need significant plumbing work. Kitchen extensions might need new supply pipes and waste connections. We plan these services alongside structural work to minimise disruption. We don't just bolt services onto finished rooms as an afterthought. Proper integration means planning cable routes, pipe runs,
How Do I Verify a Contractor's Credentials in Doncaster?
Smart question. There are cowboys in every trade, and some of them have nice websites and cheap quotes. Check our insurance documents - we carry £2 million public liability and employer's liability insurance. Ask to see certificates, not just hear about them. Look for trade registrations. We're registered with local trading standards and are members of relevant trade bodies. These memberships require ongoing compliance with standards and codes of practice. Ask for recent local references. We can put you in touch with clients from the last six months who've had similar work done. Not testimonials written three years ago, but real people you can call. Visit our current job sites (with permission). See how we work, how we treat properties, and how we communicate with clients. Check planning a
Do You Coordinate with Subcontractors?
Yes, but we're picky about who we work with. Our core team includes most trades you'll need for interior construction. When we do use subcontractors, they're trusted partners who understand our standards. For specialist work like structural calculations or listed building restoration, we work with local professionals who know Doncaster's building stock. We've worked with the same structural engineer for eight years. Our conservation specialist has handled listed buildings across South Yorkshire. Coordination means more than just scheduling. We make sure everyone understands the project scope, quality expectations, and client requirements. Weekly progress meetings keep everyone informed about changes or problems. All subcontractors carry appropriate insurance and qualifications. We don't wo
What Types of Interior Construction Do You Specialise In?
Our speciality is making older properties work for modern families. That might mean opening up spaces, improving natural light, or adding storage solutions that don't look obviously modern. Kitchen renovations and extensions are probably 40% of our work. Bathrooms, including wet rooms and accessibility modifications, make up another 25%. The rest includes loft conversions, basement improvements, and whole-house renovations. We particularly enjoy challenging projects. The listed building renovation in Tickhill required hand-made lime mortar to match original construction. The mining cottage in Bentley needed underpinning before we could extend the kitchen. Recent speciality projects: Accessible bathroom installation for wheelchair user in Edenthorpe Kitchen extension with bi-fold doors open
How Do You Handle Project Management and Communication?
Communication prevents problems. We learned this the hard way during our early years when assumptions led to misunderstandings and unhappy clients. Now we over-communicate rather than under-communicate. Weekly progress emails include photos showing what's been completed and what's planned for the following week. If we discover anything unexpected, you hear about it the same day. Our project management includes: Daily site visits and quality checks Weekly client updates with photos and progress reports Material delivery coordination to prevent delays Proactive problem-solving when issues arise Regular cleaning and waste removal We use a simple project management app that lets clients see schedules, progress photos, and any changes in real-time. Nothing fancy, but it keeps everyone informed.
What Safety Measures Do You Implement?
Site safety protects everyone - our team, your family, and your neighbours. We take this seriously because we've seen what happens when corners get cut. All team members have current CSCS cards and appropriate safety training. We carry first aid kits and know how to use them. Risk assessments happen before work starts on every project. Physical safety measures include: Proper scaffolding and access equipment Dust sheets and protective barriers Safe storage of tools and materials Clear evacuation routes maintained at all times Regular electrical testing of all tools and equipment For occupied properties, we create safe zones so families can continue living normally. This might mean maintaining access to upstairs bathrooms during ground floor work, or ensuring heating stays connected during
What Warranties Do You Provide on Work and Materials?
Our workmanship guarantee covers all construction work for two years. This includes structural alterations, plasterwork, tiling, decorating, and installation work. Materials come with manufacturer warranties that we help you claim if needed. For example, kitchen units typically carry 10-year guarantees, while electrical components have various warranty periods. We also provide a 12-month snagging service. If anything needs adjustment or minor repair during the first year, we sort it out quickly and without charge. Our guarantee covers: Structural work including beam installations and wall alterations Plumbing installations and leak repairs Electrical work and circuit installations Plastering and decorating finish quality Tiling and flooring installation What's not covered: normal wear and
How Do You Coordinate Multiple Trades and Suppliers?
Coordination is about timing, communication, and having backup plans when things go wrong. We schedule trades based on logical progression and their availability. Electricians and plumbers often work at the same time during first fix stages. Plasterers can't start until electrical and plumbing rough-in is complete and inspected. Material deliveries get scheduled around progress and storage space. There's no point having kitchen units delivered if we're not ready to install them for three weeks. Our supplier relationships matter here. We work with local suppliers who understand our standards and delivery requirements. When something arrives damaged or wrong, they sort it out quickly. Weekly coordination meetings keep everyone informed about progress and any changes. If the electrician disco
