Not Included / Costed Separately

  • The appliance units themselves - dishwasher, wine fridge, cooktop - which are quoted once you've chosen the make and model, separate from the cabinetry and fitting price
  • IKEA or other flat-pack island assembly is priced and offered as a separate, simpler service rather than included in a bespoke build
  • Any structural work beyond what's needed to support the island itself, such as removing a wall elsewhere in the kitchen, is identified at survey and quoted separately
  • Decorating or redecorating of the surrounding kitchen once the island is fitted
  • Any local authority permit application fee itself - we handle the paperwork and submission, but statutory fees (where they apply) are the homeowner's cost

What a Freestanding Island Demands That a Fitted Run Doesn't

An island sits away from the walls, so every utility it needs - power, water, waste, sometimes gas - has to be routed under the floor rather than simply dropped down from an existing run, and that's usually where a poorly planned installation starts to show problems within a year or two: a socket that was never on its own circuit, a drain that wasn't given enough fall, a cable run that clashes with the joist it needed to cross. We route those services ourselves at the design stage rather than working around whatever a previous fitter left behind, so the person who plans the run is also the one accountable for how it performs once the floor is closed back up.

A worktop overhang for seating changes the job again - a quartz or granite top with people leaning on the unsupported edge needs the cabinet underneath reinforced with brackets or a hidden steel frame sized to that overhang, worked out before the top is templated, not bolted on afterwards when the stone doesn't sit flush. Where the design puts a gas hob in the middle of the room rather than against an outside wall, only a Gas Safe registered engineer can sign off the appliance and pipe run, because mid-room gas raises different ventilation and isolation questions to a wall-mounted hob - that sign-off is standard on every gas island we fit, not an extra to chase up afterwards. Once it's finished, the island is covered by a 5-year labour and installation guarantee and a 2-year guarantee on the products themselves, and anything ripped out to make way for it leaves the house under our own registered waste carrier licence rather than sitting in a skip on your drive.
