Not Included / Costed Separately

  • Extending the footprint of the room with a single or double-storey extension is a separate project with its own costs, quoted alongside the conversion rather than folded into it
  • Planning application fees, where permission is genuinely needed for conservation areas, listed buildings, or extensions beyond permitted development limits, are paid to the local authority and aren't part of our quote
  • Rewiring or upgrading a consumer unit, or extending central heating beyond the kitchen area if the existing system can't take the new load, is identified at survey stage and priced separately
  • Decorating or flooring outside the kitchen zone, such as carrying new flooring through into an existing lounge, unless it's agreed as part of the original quote

How A Conversion Runs From First Visit To Finished Kitchen

  1. Free survey and consultation -- We visit the property, look at the wall or walls you want to open up, and check the construction - older terraces with lime mortar walls and post-war or newer estate housing behave differently under a structural survey, so this is done on-site rather than off a floor plan.
  2. Design and structural assessment -- You get CAD visuals of the new open-plan layout alongside the structural engineer's assessment of what the wall is doing (load-bearing or partition) and what size beam or support it will need.
  3. Written quotation and building control -- A written quotation covers the agreed scope. Where the work needs building control sign-off, we submit the application and arrange inspections around the build.
  4. Structural work and making good -- The wall comes down, the steel beam goes in, and the plastering and finishing is completed before the kitchen fit starts.
  5. Kitchen fit and connections -- Cabinetry and worktops go in, with electrics, plumbing and any gas hob or range connection carried out by our own qualified trades rather than sub-contracted out.
  6. Completion, clearance and guarantee -- The old kitchen and any structural waste is cleared under our registered waste carrier licence, and you're left with the paperwork for the 5-year labour and installation guarantee and 2-year product guarantee.

The Trades Actually Doing The Work On Your Wall

A structural conversion pulls in more trades than a straightforward kitchen swap - carpentry, plastering, electrics, plumbing, and sometimes gas. Carpentry and the bespoke joinery for your new kitchen is done by City & Guilds qualified joiners, plumbing and appliance connections by plumbers trained to NVQ Level 2 and City & Guilds standard, and electrical work is installed and safety-certified by Part P approved electricians. If your new open-plan kitchen includes a gas hob or range cooker, it's fitted and commissioned only by a Gas Safe registered engineer - not something a general builder is automatically qualified to sign off. The plastering and making good after a wall comes down is handled by a master plasterer with decades of on-site experience, and once the job's done, the old kitchen and any structural waste is cleared away under our own registered waste carrier licence. Do I Need Planning Permission for My Conversion?

This is probably the most common question we hear. Kitchen extension planning permission rules can be confusing, but here's the straightforward answer: You DON'T usually need permission for: Removing internal walls (non-structural) Single-storey extensions under 3m deep Most internal layout changes You DO need permission for: Extensions in conservation areas Listed buildings Extensions over permitted development limits Some flats and maisonettes We handled a tricky case in Tickhill last year where the homeowners thought they needed permission but actually didn't. Saved them months of waiting and hundreds in fees.

What Walls Can Be Removed Safely?

Not every wall can come down. Here's what we look for during our survey: Load-bearing walls support the weight above them. These need structural engineering before removal. We install steel beams (RSJs) to carry the load safely. Partition walls just divide space. These are usually safe to remove, though we still check for hidden pipes or wires. External walls generally can't be removed, though we can create openings with proper lintels. In Bawtry, we removed what looked like a simple dividing wall. Turned out it was supporting a bedroom wall above. Good thing we checked first - the steel beam installation added £3,000 to the project but kept the house standing!

Can You Create Privacy in Open Plan Spaces?

Absolutely. Open plan kitchen living room designs don't have to be completely open. We call it "broken plan" - you get the benefits of open space with options for privacy when needed. Sliding doors work brilliantly. Open them for family time, close them when someone needs quiet homework time. What About Ventilation Requirements?
