Not Included / Costed Separately

  • Specialist third-party work such as structural engineering, asbestos removal or re-routing gas and soil pipework beyond the kitchen itself -- this gets identified at survey stage and quoted separately rather than folded into the standard kitchen price
  • Planning application and building control fees, which are paid direct to Doncaster Council rather than included in our quotation
  • Building projects outside kitchens and connected bespoke joinery (fitted wardrobes, a home office, a staircase) -- we don't project-manage whole-house extensions or unrelated renovation work
  • Fitting of appliances or worktops sourced entirely outside our supply -- we'll fit them, but can't extend our product guarantee to items we didn't supply

How Pricing Works on a Managed Kitchen Project

Standard kitchen fit-out work is quoted as a fixed price after your free design consultation, so you know the figure before anything is booked in. Where a project turns out to need work outside the standard scope -- moving a gas line, rewiring beyond the kitchen circuit, or the kind of lime mortar and period-appropriate detailing a listed property in a conservation area can require -- that gets priced and agreed with you separately once it's identified, rather than being absorbed silently into the original figure. Two kitchens the same size can cost noticeably different amounts depending on what's behind the walls, so the number you're given at consultation stage is only ever a working estimate until a site visit confirms what your particular kitchen actually needs.
